This 12-storey residential tower is located in Richmond city centre. The building is designed in clearly legible volumes. The tower portion of the building defines the corner of the intersection while the low-rise portion provides a setback for future development on the neighbouring site.

The “Screen Structure” on the west side of the tower provides large balconies as well as shading for the residential units. A green roof on the low-rise portion along Elmbridge Way mitigates the storm water run off. A playground area and community garden is located on top of the parkade.
